Selling your home located on a busy street? When we were in a sellers market that busy street was almost a asset, now that we are in a even market or even a buyers market, that busy street is a major deterrent to most buyers. What can you do to overcome that major disadvantage of being on that busy street? What can you do to reach your main goal, which is to get your home sold at a fair price in a reasonable amount of time? The answers to these questions can also be used to get similar results for homes that on not on busy streets as well. Most important things you need to consider: The condition of your home: take an objective look at your home, if you were a home buyer with other choices what would make you want to buy this home? Preform all deferred maintenance. All painting that needs to be done should be done. As many updates as you can afford to do should be done. (Don't take the attitude that the buyers may not like your choices, they will like less your lack of choices and read into that, that you have cheeped on in other areas as well.) Address the curb appeal of your home. Once again, any painting that needs to be done should be done. Front door, fresh coat of pain. New door mat. Nice new annual flowers planted out front. Yard well kept, with the grass cut very regularly. I have seen many a buyer say I don't want to go in based on what they had seen from inside of the car. Some of these houses were otherwise in great condition as I had already been in them before. The most important thing to consider above all else is the pricing of your home. In a even market or a buyers market, your prospective home buyers will have 10 or more other choices. You need to make sure to price your home with value in mind. If the comparables say your home should be priced at $299,900 it would be wise to really price it at $275,000 so that your home is the best priced and best condition.
