Landlords have certain legal responsibilities to their tenants that seem to be increasing all the time. The Residential Tenancies Act now makes it quite clear the tenants must be provided with a safe environment in their rental property and this is the landlord's duty. So if you don't want to be sued for injury or theft to your tenants, you must do it right from the beginning. For this reason, the landlord needs to always be aware of what state his property is in. Regular inspections to ensure everything is shipshape are a must. These include inspecting gas pipes, electricity, water pipes and water heaters, paths and the structure of the building. If there is anything that could potentially injure a tenant, it must be fixed. Maintaining public risk insurance is a necessity, checking to be sure there are no exclusions in the event of you making a claim. While you wouldn't think you could be sued if your tenant suffered theft, litigation has been settled in favour of the tenants where the landlord has been deemed negligent. The landlord must implement such securities as strong locks, security lights and everything else that will make a house safer from break-in. It won't be as costly as getting sued.
