Finding a rental property is easy; finding the right one may be a little more difficult, especially if you are going outside your own area. Using a reputable real estate agent or broker is a wise choice when you don't know the area. It is important to pay the right price. This will be fair market value or under if possible, so getting a valuation is imperative. Paying too much will eat into your profit. Fixer-uppers may seem ideal because they are cheap. But you have to pay the extra in repairs and renovations that often exceed an estimated figure. If you are able and have time to do a lot of the work yourself, then go ahead. If not, forget it and pay the extra for a home that needs very little done to it. Never skimp or miss on inspections. Even though you have to pay for them, they can save you heaps if they reveal nasty and expensive problems. Research the neighbourhood if you don't know it already. There may be a need for extra security or perhaps construction that would lower the value of property is planned for the future. The real estate market in the chosen area also needs to be looked at.
