When selecting property for investment, it is a good idea to go for those with large land content. What does this
mean? A house on a block of land, where the value of the land is around 30% of the total price has large land content.
This is important because if you buy an apartment in a high-rise complex, you don't get much land value. Then if
something horrible happens to that high-rise, what have you got left?
Location is also important of course and whether you intend to rent or sell for a profit, you need good access to amenities for people to be interested. The actual town or city is important too. If that area is almost totally dependent on only one or two industries for employment and one of them goes bust, then people will move away, causing house prices to fall and difficulty in renting out. While you may think that a top-price property will bring in more rent, when times are hard, people won't want to pay high rent. Neither do they want to rent places that are run-down or in a bad area.
