If you buy a property to let, then you will become a landlord, but what sort of landlord will you be? If you've ever rented a place yourself, you will know that many landlords are nightmares to deal with. They are hard to communicate with and slow to respond when there is a problem. In some cases, you'd rather be sleeping in a park. So what makes a good landlord? Treating your tenants well is paramount. If you are generous and agreeable, then you will have tenants lining up for your house. But many landlords don't deal directly with their tenants. In this case it is vital to vet your agents. Some agents don't care whether they inform you of your tenants' problems or not. Providing a great house is important and part of that is using décor that it is easy for the tenants to fit in with. They will have many little touches and artefacts of their own with which to decorate. If your décor clashes with their stuff, they'll be dissatisfied. Using a neutral décor throughout is the best way to overcome this problem. Of course you won't even buy a property until you've researched the market. But another tip that many landlords ignore is to join your local landlord association.
