Negotiating with Real Estate Agents

The most usual way to buy a property is through a real estate agent. What you need to remember is that he or she is working for the seller of the property, so is intent on getting them the best price possible. On the other hand, you are the one who has the money and if not for you the agent and the vendor would both be in trouble. This gives you a certain amount of power, so the agent will usually be amenable to answering questions. That's not to say he will always be honest in his answers.

Ask the agent why the vendor is selling. If it is due to some kind of distress such as divorce or illness, you may be able to get a better price. Find out if the property has been for sale for a long time. If so, the vendor might be keen to sell and so willing to negotiate the price. Find out who set the price. Vendors often have an inflated idea of value when it comes to their own property.

It is important not to seem too keen on one particular home. If you look at several then the agent won't know which one you really want. You can also negotiate on things that may come with the property, but make sure they are still there before signing the contract.
