If you are buying a home with an eye to reselling in the future - and of course, making a profit from it, then certain types of houses seem to sell much more quickly and appreciate more over the years than others. These are the homes that are not the best and biggest in the area, because with those, the surrounding smaller homes can have a negative effect on the value. So choose a home that is about the same size - or even slightly smaller, than the surrounding houses. The value of the better homes will have the effect of increasing the value of yours. While the house is certainly important, the block of ground is also something to consider. 30% of the value of the whole should be found in the lot. Homes with stingy little back and front yards are not nearly as likely to sell well. Swimming pools don't represent the value that they once did. One time everyone was after a pool; nowadays those with young families are more aware of the danger. This will cut back a significant portion of homebuyers. A home that appeals to the broadest cross-section of buyers is a better prospect for selling. Number of bedrooms and cupboard space are two good selling points.
