How to Choose an Investment Property |

The elements of choosing a property for investment are not the same as choosing one to live in. When you choose a home to live in, you get what suits you, and your choice is often affected by your emotions. When choosing an investment property, don't let your feelings rule, but your head. While an investment property needs to fit with similar criteria in some respects as a home, such as having good amenities, schools, and public transport, other aspects must also be considered. Firstly consider the environment and see if the building fits with it. For instance, if it is close to a university, is it suitable for a student - or several - to rent? If it is in a retirement area, you could rule out such things as stairs, as elderly residents would try to avoid them when renting. You might think that buying an investment property with air-conditioning and swimming pool will be sure to bring you eager tenants, but these things are high in maintenance and can eat away at your profits. Also you need to consider what your investment plan is. If you are into negative gearing, you'll get higher depreciation from newer properties.
