A quick Google search will give you a dozen sites where you can find a free mortgage calculator. This tool allows you to put in a loan amount and the terms (percentage and length) to determine the amount you will pay out each month. This can help you limit your home search to a particular range. There is nothing worse than finding that perfect home only to discover that you can't afford to purchase it. A mortgage calculator can be also a fun tool to experiment with, if you find the kind that will let you switch scenarios. Some of them allow you to punch in a particular payment amount that you are willing to pay and discover the loan amount that you are able to afford. It's similar to the first scenario, only backwards. A mortgage calculator can make it possible to see the difference in a payment that interest rates, loan terms, and other factors may have.
