We have put together some helpful questions to ask when looking for such an property, and though these do not cover all location issues, they may help in narrowing the search for a location.
Is the consumer population high enough to support your business?
You must carefully consider the amount of traffic you are likely to have in any given area of a town or city. What sales goals do you have? Does this community have the need and economy for your particular products or services, and do the customers you are targeting live nearby, or work nearby?
Is this location reasonably close to where you live?
If you are making a long commute or just traveling long distances to your business, it will affect your ability to manage. Frequent traveling is expensive and unreliable. The chance of some hindrance or accident is greater with such a commute. Closer is better.
Is the business mostly seasonal in this area?
If you are not a seasonal business and need to continue making profit year round, a seasonal location spells disaster. Many start up businesses fail do to such a lack of income for off-season periods.
As for the structure, how much space do you actually need?
This includes retail, office, storage, and workroom space for you, your employees, and your customers. Do not be overly frugal in this area, as a cramped store environment will not only ward of customers but also take a toll on you and your employees.
Is there enough parking, or are you near a public transit line?
Accessibility is also often overlooked. Buyers today are looking for the most efficient use of there time, and walking five blocks to walk into your store will probably not fulfill this need. Be sure that cars can easily park or if you are targeting a market that used public transportation, find a location near popular stops.
What special features do you need for your retail environment?
Are you going to require special lighting, heating and cooling, or any other installations? Consider whether the space can accommodate such needs. Will permits be required, or other special code regulations?
